Easements

An easement is a right of use over the property of someone else.  These easement rights of use may be for a variety of uses, including, but not limited to roads, trails, access, utilities, wells, views, airspace, fishing, etc. As a part of our work, we will prepare a legal description that describes the area of the land (a metes and bounds description) and a plat (map) that shows a visual diagram of the easement area on the parcel.

Each project has different needs for the type of easement as well as the work required to prepare the survey documents.  Some easements require no survey field work and can be completed off of record information only. Other easements may require field work to locate survey boundary markers and/or improvements (e.g. utilities, roads, etc.). Many times an attorney is also involved in drafting the easement document that describes the right of use in the easement area.  We will work in conjunction with the owners, attorneys, and Title Company to prepare the necessary documents to record the easement(s).
